CANCELLATION POLICY
In the event of
cancellation said customer must provide written intent within 7 days after receipt of the confirmation, thereafter all fees are non-refundable..
NO COMMISSIONS
For the Seller to receive close to what was paid for the Timeshare, there is no room for a huge commission, or any commission for that matter. For the Buyer, no commissions means money saved.
NO APPRAISALS
Appraisals are not needed to sell a Timeshare. Of course the Buyer does not want to overpay for a vacation and the Seller doesn't want to be undersold. Differences in the price range from one to the next depending upon location, amenities, exchange season, and unit size. The Buyer knows what the resort is selling. The Seller knows what they paid. TO SELL ON THE RESALE MARKET THERE IS ONE GOLDEN RULE: BEAT THE RESORTS PRICE!
NOTICE:

Pursuant to Florida Statue 721.20.9 (a) US Vacation is required to notify you that during the 2008 calendar year (January 1, 2008 through December 31, 2008) 1953 advertisements were placed with US Vacation. Of those ads 1367 were removed.  For the 2009 calendar year (January 1, 2009 through December 31, 2009) 1798 advertisements were placed with US Vacation.  Of those ads 1114 were removed.  These ads were removed for one or more of the following reasons: the property owner sold the unit, the property leased/rented the unit; the property owner decided to keep the unit; or the property owner voluntary or involuntary transferred ownership of the unit.  Since US Vacation only advertises property on behalf of the owner, US Vacation does not participate in the sale, lease, rental, or ownership transfer of unit as we are in compliance with the above statue.  US Vacation has sold 0/1953 properties for the 2008 calendar year and 0/1798 for the 2009 calendar year.



* Prior to 03/24/2010 we had this statute incorrectly listed as 721.10.9 (a).  The correct statute is 721.20.9 9 (a) as is listed in the above legal notice.  We do apologize for any inconvenience this may have caused.

NO HIDDEN COST
With commissions and appraisals ruled out, the only out of pocket expense from the Buyer, aside from the Purchase price, is closing cost. The only out of pocket expense for the Seller is the one time advertising fee.
